More often than not homeowners will overprice their homes. This is why a current “comparative market analysis” is key in getting a home sold. The comprehensive analysis will show homes that are currently on the market, under contract and sold in the last 12 months. These homes will be similar to your home and will be within close proximity. This will help define the temperature of the market in your area and will determine where your home price should be positioned.
STAGING YOUR HOME FOR SALE
Equally as important as pricing is the staging of your home. First cleaning and decluttering needs to be done. Clean and space brings a higher price. You can hire a professional stager or your agent can assist you in placing your furniture so that each room is presented attractively. Make sure the exterior has an inviting curb appeal. Always be sure the front door is welcoming, freshly painted and perhaps a wreath for the season.

The additional value of a real estate professional is there ability to qualify the buyers who are brought in by the real estate community. A lockbox is of course, the one way to guarantee the highest amount of traffic. My philosophy has always been to have agents call me first and once approved, I will give them the location of the lockbox. The realtor tour is another way to expose your home to the real estate community. Realtors will stop by on a given day in a given time frame to view your home and consider it for their clients. Lastly public open houses are valuable as long as they are not overdone. There are those buyers who do not wish to contact an agent but will visit the open house to see if it fits there needs. Of course an agent will be there to tour them again on a specific day at a specific time.
